FULTON PLANNING AND ZONING MEETING MARCH 9 INCLUDES PROPOSED AMENDMENT TO MARTIN LUTHER KING JR. DRIVE ZONING

The City of Fulton Planning and Zoning Board will meet March 9 at 6 p.m. at Fulton City Hall. The meeting is open to the public.
The following items are listed on the meeting's agenda: Call to Order; Roll Call; New Business, 1. Discussion of proposal amending the City of Fulton Zoning Map for property located at 603 Martin Luther King Jr. Drive from Medium Density (R-2) to General Business (C-3); 2. Public Comments regarding proposed zoning map amendment; 3. Entertain a motion to recommend zoning map amendment to the Fulton City Commission
4. Discussion of proposal amending the City of Fulton Zoning map for property located at 406 Reed St. from Medium Density Residential (R-2) to General Business (C-3); 5. Public Comments regarding the proposed zoning map amendment; 6. Entertain a motion to recommend zoning map amendment to the Fulton City Commission

In the Staff report provided, in reference to proposed discussion to be held at the special called meeting March 9, the Fulton Winery, with representation from Roger Colson and Prentice Colson have requested a zoning change for a parcel of property located at 603 Martin Luther King Jr. Drive. The parcel is currently zoned Medium Density Residential (R-2); they are requesting a change to General Business District (C-3). The Colson’s are proposing to build a 2000+sq. ft. structure to produce craft wines for retail sale. As growth of the corporation increases, plans are to expand the size of the building to 6000+ sq. ft.
Under the City of Fulton Zoning Code, Section 4.2.4 (c), Industrial Uses: 1 – Beverage bottling plant is principally permitted use in a C-3 zone. The property could be rezoned to C-3 as it is contiguous to current C-3 zoning across the street, west side, of Martin Luther King Jr. Dr.
Staff finds no reason to deny the request. This project will develop a long-standing vacant parcel into a
viable business contributing to the economy of the community. This project will create jobs and become
a tourist attraction to the City of Fulton. This area is predominantly commercial in nature and there is no
foreseen adverse impact on the few residences in the area.
